Timeshare is one of many vacation ownership concepts available today. Most timeshares are sold on a Deed or R.T.U. (right to use) Contract. As a timeshare owner you will purchase an allotted period of time (7 nights, 14 nights, etc., or amount of points) in a certain style villa (studio, 1bedroom, etc) for usage during a certain time period (winter, summer, week 1, etc). You will be required to pay an annual maintenance fee for the term of your contract.
Most Timeshares in Mexico are sold on a R.T.U. Contract for a term of 20, 25, or 30 years, but terms can vary depending on your Home Base Resort. As a timeshare owner you hold the rights to use the amenities and services offered on the property by your Home Base and Host Resorts, but have no legal claim to the ownership of any actual property. There are a large variety of timeshare concepts, but the most popular are fixed weeks, floating weeks, and the Point System.
With names like Disney, Marriott, Wyndham, and Hyatt leading the timeshare industry, it is no wonder there are currently more than 5,400 timeshare resorts available in over 85 countries and 6.7 million timeshare owners—and counting—worldwide! This is what makes it possible to exchange your timeshare around the world.
The two largest timeshare exchange companies are currently R.C.I. (Resorts and Condominiums International) and I.I. (Interval International). You will be required to pay an enrollment fee, an annual due, and exchange fees to your exchange company for exchanging privileges. The key factor to remember when dealing with an exchange company is they are all about "supply and demand.”
Resorts are classified according to resort rating, villa occupancy, and season (High, Medium, or Low). If you own at a Home Base Resort located in a low supply, high demand area in the right season, then you are going to get around the world; and if not, you had better like it where you own!
When purchasing a timeshare for exchange purposes there is nothing more important then the location of your Home Base Resort. If you are considering purchasing a timeshare there is one very pertinent question you need to ask yourself! WHY are you considering this purchase? If your answer is to get as many "marks on the globe as possible before you retire your suitcase" then the following information is imperative for you to know in order to make an educated purchase.
Eighty-five percent of timeshare owners are satisfied with their membership, and the other 15% could have been, too, if they had known the following before they made their purchase. Like any real estate purchase the first consideration is always...LOCATION, LOCATION, LOCATION!! If you want to be sure your timeshare will exchange to a Host Resort then make sure that your Home Base Resort is located where people want to vacation on a year-round basis.
Many hot spots have come and gone, but Hawaii, the Caribbean, and Mexico are ever-reliable year-round vacation destinations! So much so that exchange companies deem most resorts in these locations "high season" year-round. These three hot spots also have high quality standards so Luxury Resorts are easy to find. With location and quality covered that leaves cost and accessibility.
Timeshare price factors include villa size, resort amenities, location, and season. Though most know Mexico prices tend to be the best, let us not forget how easily accessible it is from the United States and Canada. Especially Cabo San Lucas! So, now you have driven, cruised, flown or bicycled into Cabo and are wondering where to start. Location of course! Then quality, the cost and accessibility-never forgetting to keep the supply and demand of the resort you are considering, in mind. There are an abundance of beautiful Resorts in Cabo to choose from so ask yourself, where are most vacationers in Mexico requesting accommodations? Answer: On the beach or on a golf course!
In Cabo San Lucas there are many beach resorts to choose from, but only ONE golf resort! Los Cabos Golf Resort!
