Timeshare Terminology:

Timeshare: The purchase of the amount of time you wish to vacation

Fixed Week: Guarantees occupancy on a certain week, or time period, of the year (i.e., week #1)

Floating Week: Can be reserved any week of the year though it may be restricted by a season

Host Resort: The resorts made available for timeshare exchanges

Exchange Company: A company specializing in timeshare exchanges for timeshare owners

High Season: A high vacation demand time of year

Medium Season: An average vacation demand time of year

Low Season: A low vacation demand time of year

Timeshare is one of many vacation ownership concepts available today. Most timeshares are sold on a Deed or R.T.U. (right to use) Contract. As a timeshare owner you will purchase an allotted period of time (7 nights, 14 nights, etc., or amount of points) in a certain style villa (studio, 1bedroom, etc) for usage during a certain time period (winter, summer, week 1, etc). You will be required to pay an annual maintenance fee for the term of your contract.

Most Timeshares in Mexico are sold on a R.T.U. Contract for a term of 20, 25, or 30 years, but terms can vary depending on your Home Base Resort. As a timeshare owner you hold the rights to use the amenities and services offered on the property by your Home Base and Host Resorts, but have no legal claim to the ownership of any actual property. There are a large variety of timeshare concepts, but the most popular are fixed weeks, floating weeks, and the Point System.
